Why a seller cares
It is the moment the buyer's loan stops being a question. Until the lender says it, a financed closing date is a plan; after it, the title company can book the signing and the buyer's side schedules the money.

A simple example
Closing is set for the 28th. The lender asks for one more bank statement on the 20th, the buyer sends it that day, and the clear to close arrives on the 23rd.
