How late can you list and still close this year?
There isn't a single last day to list if you want to close before the end of 2026. The useful numbers are the time to a buyer and the time to close.

There is no universal cutoff date for listing a home and closing before Thanksgiving or December 31.
The better way to think about it is to work backward. First, estimate how long a home like yours is taking to go where you live. Then add the time from signed contract to closing.
Homes.com reported an average of 59 in its October 2026 data. One private Texas closing guide describes a financed closing as taking about 30 to 45 days after the contract is signed.
Those two numbers alone can put the full stretch from listing to closing at roughly three months. Your own sale may be shorter or longer.
What the timing numbers say
There are really two big stretches to account for: the time from listing to contract and the time from contract to closing.
Homes.com reported that October listings tend to meet fewer buyers than spring listings, although it said the buyers who remain can be more serious. It also said activity slows in the weeks around Thanksgiving.
Its October 2026 data showed an average of 59 days on market, along with homes selling at 96.5% of and 4.7 months of supply.
After the home goes under contract, the closing has its own timeline. A private Texas guide describes 30 to 45 days from signed contract to closing for a financed sale. It also points to the federal requirement that a buyer receive the at least three business days before closing.
How do you count backward from a ?
Start at the end and work backward.
- Pick the closing date you want.
- Subtract the time from signed contract to closing. Use the date in your contract if you have one, or a range such as 30 to 45 days.
- Subtract the time it may take a home like yours to go under contract in your market.
- The date you reach is roughly when the home would need to be listed.
Here is one example using the Gulf Coast data below. Homes listed there in October took a median of 40 days to go under contract. Add another 30 to 45 days for a financed closing, and the full timeline becomes about 70 to 85 days.
Count 70 to 85 days forward from October 3 and you land between about December 12 and December 27. That is only arithmetic using two separate figures. It is not a forecast for a particular home.
The home selling timeline does the same calculation using your own dates.
Do homes sell slower around Thanksgiving?
The local data we found points that way, but only for one market.
Homes.com reported that on the Mississippi Gulf Coast, homes listed in October took a median of 40 days to go under contract over the prior three years. Homes listed in April or May took 24 days. November and December listings took 48. The reported sale price was about $250,000 in both the spring and fall groups.
That gives a useful example of seasonality, but it is still one region over a three-year period. It should not be treated as a national rule.
What does the rest of the market look like?
Realtor.com reported more than 1.16 million active listings in September 2026, with inventory higher than a year earlier in 43 of the 50 largest metros.
More inventory gives buyers more homes to choose from, which can mean a seller waits longer for the right offer. We looked at that more closely in why homes are taking longer to sell this fall.
Realtor.com's seasonal analysis, using data from 2018 through 2025 and excluding 2020, identified September 27 through October 3 as the national week with the most room for buyers to negotiate. Views per property during that week were about 30.1% below the summer peak, and homes had about 13 more days to negotiate than the 51-day pace seen in May.
That timing isn't the same everywhere. Realtor.com said Miami and Tampa reach their comparable week later, from November 29 through December 5.
What can make the closing take longer?
A signed starts another stretch of work before the sale is finished. What happens after you accept an offer walks through those steps in order.
Common timing points include:
- the buyer's inspection and any repair negotiations
- the appraisal and the lender's final approval
- title work
- the Closing Disclosure and its waiting period
The same Texas guide says the contract there gives the 20 calendar days to deliver the title commitment, with a possible 15-day extension. For a financed sale, the buyer also has to receive the Closing Disclosure at least three business days before closing.

Does a cash buyer close faster?
Often, because a cash sale doesn't have to wait on the buyer's . That can remove lender , the lender's appraisal requirement, and the Closing Disclosure waiting period.
The sources we reviewed did not give a reliable figure for how many days that saves, so there isn't a number here to apply to every cash deal.
How late in October can I list and still close before Thanksgiving?
