What does a seller bring to closing?
Commonly a government photo ID, the keys, garage openers and any codes, plus anything the title company or closing attorney asked for. They tell you ahead of time what your closing needs.
When does the seller get paid?
Usually after everything is signed and the sale has funded and recorded, by wire or check from the title company or closing attorney. In some states that is the same day. In others it is a day or more later.
How do people guard against wire fraud at closing?
Wire instructions sent by email are a known target for fraud. People commonly confirm any wire instructions by phoning a number they already had, not one given in the message. The FBI and the title industry both publish guidance on it.
