Give your client one place for their side of the sale, with your work in it.

You keep handling representation, marketing, offers, and negotiation. Keighbor keeps the seller's papers, dates, messages, and next steps together, and shows them the work you do on their price and their marketing.

Send a Room to a client

Free to set up. You cover a Room you sent once your client chooses you.

Opens your own AI in a new tab, in your own account, with the question ready for you. Keighbor cannot see the conversation.

What Keighbor does not do.

  • Never advises your clientKeighbor explains how a home sale works in general. What to do about this house is between you and your client.
  • Never suggests another agentNo agent ratings, no referrals, no "find a better agent." Nothing in the Room recommends anyone.
  • Never goes around youWe don't write to your client about leaving you. Once they choose you, the Room stops offering to compare agents.

Keighbor is a home-selling organizer that keeps the steps, documents, emails, dates, numbers, and people of one sale together for sellers working with a real estate agent or selling on their own. It is not a CRM, and the seller owns the Room.

Three ways you may use it.

None requires an account.

  1. A few questions, answered in your wordsA seller weighing agents may send you questions from their Room. You answer on a short page, and your answers are marked as yours. The email never mentions anyone else.
  2. A walk-through on their calendarThe seller's showing link lets you pick a time to see the house. It's filed as your walk-through, never as a buyer's showing.
  3. Your own page, once you're the agentNo account and no password. Add a showing, send files like the CMA, post an update, enter the key dates, and send the price and the marketing plan. It all lands in your client's Room.

Your work, where your client can see it.

Most of what you do happens out of their sight. These screens show it, with your name on it.

  1. The work behind the priceThe homes you compared, each adjustment and what it was for, what you looked at and weighed, and roughly how long it took. Your client reads it on their sale sheet with your name on it, under "Dana works on your price".
  2. Your marketing planPhotos, the MLS, open houses, social posts, print and the rest, each marked planned, booked or done, with a link to see it. It sits at the top of Share, above your client's own sharing.
  3. Your card, and a thank-you at the endYour card in your client's Room counts what you have done (showings set up, dates, files, updates) beside your photo, brokerage and phone. When the sale closes it offers your review links. Every seller sees the same, and nothing is offered for it.

Keep the tools you already use.

Set up once from your home. Nothing to learn twice.

  • Showings from BrokerBayPut your client's room address in as their email. Each showing BrokerBay confirms goes on their calendar by itself, comes off if it's cancelled, and the buyer's agent's feedback lands on that showing.
  • Your calendarOne private address for Google Calendar, Outlook or Apple Calendar, with the showings and key dates from every sale you're on.
  • Follow Up BossPaste your API key once. Your client becomes a person in Follow Up Boss, and each step of the sale lands as a note on them.
  • Anything else, by webhookFor Zapier, Make, or a CRM with an inbound address. Each event is posted to it as signed JSON.
  • Signing where you already signSend DocuSign or dotloop envelopes to your client's room address. The room follows each signing, and a signed copy that comes back by email is filed in Documents.

Or send a Room to your client, in about a minute.

  1. Send a Room to your clientFrom your home, in about a minute: their name, their email, the address, and your CMA if you like.
  2. Send the linkYour client opens it, answers one question about the home, and the Room is theirs. No app to install.
  3. Work from your pageOnce they choose you, the sale shows up in your home with your page for it. Add showings, dates, files and the price as they come.

What your seller sees.

Their next step, documents, calendar, messages, and people stay in one place. You keep handling your work on the sale.

You see only this page and what you sent. Keighbor never advises your client, never suggests another agent, and never goes around you.

An example sale, not anybody's. The agent is invented.

What agents ask first.

Will Keighbor tell my client what to do?

No. The Room explains how each part of a sale usually works, in general terms. It never tells your client what to price, what to accept, or what to sign. Those conversations are yours.

Can I see the other agents my client talked to?

No, and they can't see you. A seller can keep notes on the agents they interview before choosing. Those notes are theirs alone, and once they choose you, that comparison steps back.

Do I need an account?

Not for anything a seller sends you. The questions page and your own page work from their links. Sending Rooms to your clients, and connecting your calendar or your CRM, takes a free sign-in.

Does it work with BrokerBay, DocuSign or my CRM?

Yes, without changing how you work. BrokerBay's showing emails, sent to your client's room address, become appointments on their calendar. DocuSign and dotloop envelopes sent there are followed in the room. Follow Up Boss connects with your API key, any other tool through a webhook such as Zapier or Make, and your calendar through one private address. Other showing services' emails still arrive in the room as mail.

Who sees what I send from my page?

Only the sellers on that sale. Each thing you add is filed under your name, and they get a note about it. Your client can turn your link off, and what you already sent stays in their Room.

Is Keighbor a CRM or a transaction management system?

No. It's the seller's own organizer, and it stays that way. There's no pipeline, no lead generation, and no brokerage dashboard. It sends what happens on your sales to the tools you already use.

Who pays?

Everything before the listing is free. A Room you send is yours to cover once your client chooses you: $89 through the offer, or $189 through closing, paid once from your home. If your client goes another way, they pay at the listing like any other seller.
