How long is a home under contract?
Commonly thirty to forty-five days when the buyer has a loan, and sometimes about two weeks for cash. The contract sets the actual dates.
What can follow the buyer's inspection?
The buyer may take the home as it is, ask for repairs or a credit, or, where the contract allows it, end the contract. What happens next depends on the inspection terms in your contract.
What happens if the appraisal comes in low?
A lender lends against the appraised value. The usual ways forward are a new price, the buyer bringing more cash, a challenge to the appraisal, or, where the contract allows it, ending the contract. The appraisal guide describes each one.
