What it does.

Selling a house is 18 milestones and 85 steps. Your path is all of them, in the order they actually happen, sorted into the four stretches of a sale: getting ready, on the market, under contract, and closing. Nothing is hidden behind a paywall and nothing arrives as a surprise. On day one you can read the whole thing, end to end, and see exactly what you are in for.

It is built around the date you want to be listed. Say you are aiming at the first weekend in May, and every milestone gets a rough window worked back from it: photographs three weeks before, the price two weeks before, the sign in the yard the week of. Those dates are yours to move, and when you move one the rest follow.

Open a milestone and you get its steps. Open a step and you get one plain sentence about it, the one button that does it, and, under "How to do this", the whole guide: what it is, how people normally do it, what it usually costs, where to check, and the sentence that tells you when you are finished. Those are the same guides published free on this site, so you can read every one of them before you ever sign up.

The map is the same path drawn as a chart. Ground you have covered is filled in, what is running now is lit, and what is ahead is quiet. It is the fastest way to answer the question that keeps sellers awake, which is not "what do I do next" but "how much of this is left".

How you use it.

In order, from opening your Room.

Press Progress along the bottom of your Room, then Your path.
Press a milestone to open its steps. Press a step to open it, and "How to do this" for the whole guide.
Press a step's circle to tick it. It pops, throws a little colour, and the next thing moves up. Press it again to undo.
Waiting on somebody? Say so, and that step steps aside for a few days instead of sitting there staring at you.
Press "What happened?" when the sale takes a turn, and check the change before you keep it.

How your work is kept.

Every tick, every answer and every note is written the moment you press it, and the Room redraws around it: the milestone moves on, the tracker along the bottom of the screen fills in, and the button at the top finds the next thing. Undo puts it back exactly as it was, including the dates it moved.

Your path is a record of what happened, not a list we quietly edit. That is why it can be undone, and why the log at the foot of it ("What changed") reads back like a diary of your sale.

"What happened?" is how a real sale gets in. The inspection turned up a roof. The buyer's loan fell through a week before closing. The appraisal came in eight thousand under. You tell it in plain words, you see what it would change BEFORE it changes anything, and then the path redraws: new steps where you need them, old ones folded away, the deadlines moved. Nobody has to start over.

What it won't do.

Said plainly, because the limits are part of knowing what you are getting.

It does not tick anything you only read. Reading a step and doing it are different buttons, on purpose.

It never reads your contract. A date or a term is on your path because you, or somebody you let into your Room, put it there.

It does not nag. Nothing pings, nothing counts down at you, and a step you set aside stays aside until you say otherwise.

What people ask about this.

Is the path the same for everyone?

It starts from the same catalog and then follows your own sale. A waived inspection has no inspection milestone. A cash buyer has no appraisal and no loan. An HOA adds the estoppel paperwork. You can also write your own steps into a milestone and take your own back out again.

What if I'm already halfway through?

Setup asks where you are and ticks what is behind you, so a seller who is already under contract opens their Room at the contract, not at decluttering.
