Why a seller cares
A general inspector who cannot see the whole roof, or who sees wear, will suggest a roofer. The roofer's remaining-life estimate is what a repair request or an insurance question is built on.

A simple example
The general inspector notes curling shingles on the north side. The buyer's roofer estimates three to five years of life and quotes a full replacement at $14,000.
