Why a seller cares
A month-to-month tenant can be given notice, usually thirty or sixty days under state law, which is what lets a seller empty a rental before listing. It is the friendliest tenancy to sell out of.

A simple example
Your tenant is month-to-month. You give sixty days' written notice in January, and the home is empty and ready to show in April.
