The borrower voluntarily hands the deed to the lender to avoid foreclosure. Requires lender agreement. Less damaging to credit than a full foreclosure, but not by a lot.

Why a seller cares

Handing the deed to the lender ends the foreclosure without the auction, and it takes the lender's agreement. It is quicker and quieter than foreclosure and only a little easier on credit, and it usually follows a failed attempt to sell.

A simple example

After four months on the market with no offer above the payoff, you offer the lender a deed in lieu. They accept, waive the deficiency in writing, and take the home.
