Part 1 of 4
Why a seller cares
A 3D tour lets out-of-town and busy buyers walk the house before they book, and it filters out the ones who would not have liked it in person. It costs a few hundred dollars and lives on the listing.
Part 2 of 4
A simple example
A Matterport tour is added to the listing. A relocating buyer walks it twice online, flies in for one showing, and makes an offer.
| What the tour does | For whom |
|---|---|
| Replaces the first showing | Out-of-town buyers |
| Answers layout questions | Buyers deciding between three homes |
| Shows every corner | Buyers who would have walked out; they never book |
A virtual tour costs a few showings and earns better ones.
Part 3 of 4
What people get wrong
That a tour replaces photos. Buyers click photos first and tours second; the tour is for the ones who stayed.
