Why a seller cares
The CC&Rs are the HOA's rules, and the buyer gets a copy and a window to read them. A rule the buyer cannot live with, on rentals or pets or paint, is a reason they cancel inside that window.

A simple example
Your HOA's CC&Rs cap rentals at 20% of units and ban pickup trucks in driveways. A buyer with a truck reads them on day four and cancels on day five.
