On September 28, 2026, NAR reported on MaxHome.ai. The AI tool reads real estate transaction documents and flags what's missing or doesn't match. It's part of NAR's Second Century Ventures REACH 2026 program. The company reports cutting manual review by more than 80%. That number hasn't been independently audited.

What does the AI tool do?

NAR says the tool reads contracts and disclosures to understand what's in them. It pulls out key facts and helps work out what comes next in the file.

The checks depend on the transaction. NAR says they vary by state, brokerage, transaction type, property type and the contents of the file.

For example, an inspection that calls for repairs or a can trigger a request for repair invoices or an updated before closing.

What results are reported?

NAR shares two results, both from the company:

  • Manual review. The company reports more than 80% less manual review. NAR presents this as the company's own result, not an industry-wide measure.
  • A mismatch. In one example, the tool found a $5,500 difference between a settlement statement and a commission statement.

We found no independent test of either result. An Enterprise League company profile also describes the platform's document reviews, compliance checks and workflow management. It's a product description, not a performance test.

Does AI replace a compliance review?

Not in NAR's account. The company says the tool automates the checks it can reliably complete. When something needs judgment, it sends the issue to a person. The brokerage still controls the file.

Why do file checks vary so much by state?

States have different rules and forms, and some change during the year. A secondary source summarizing Texas transaction files lists these examples:

  • A seller's property disclosure notice under Texas Property Code 5.008 for most residential property, delivered on or before the contract's effective date. A buyer may be able to terminate within seven days if it comes late.
  • A written agreement with a prospective buyer before showing a home, in effect since January 1, 2026.
  • Revised mandatory TREC contract forms, in effect since July 1, 2026.

We couldn't read the statute or the TREC forms page directly, so we haven't confirmed the current wording. The examples still show why file checks differ. Each state has its own paperwork, and those forms can change over time.

What is still unknown?

  • How often the tool misses an item or flags something that isn't a problem.
  • How the company measured the 80% reduction, and how many files it reviewed.
  • Whether brokerages with different forms and checklists would see the same results.

Agents who keep their own files for each sale face similar questions on a smaller scale. Our post on keeping a home sale organized covers the papers and dates that commonly add up. The for agents page explains how Keighbor gives agents a page on a seller's sale without an account.

What is MaxHome.ai?

NAR describes it as an AI tool, part of its Second Century Ventures REACH 2026 program, for repetitive document reviews, compliance checks and transaction-management tasks.

How much manual review does it cut?

The company reports more than 80%. NAR presents that as the company's own operational result, not as an audited industry figure.

Can AI catch money mismatches in a file?

NAR's example is one case where the system found a $5,500 difference between a settlement statement and a statement. One example doesn't show how often it happens.

Does AI make the final call on a file?

NAR's account says the system is designed to send exceptions to a person when judgment is needed, so the brokerage keeps control.
